Development Description: Mixed Use Development - Form 2 - Development Assessment Panel (DAP) Application

Development Details:

The application proposes to amend the previous approval for a Mixed Use Development on the site.

Approved Development
The development was approved by the JDAP at its meeting on 30 November 2023 and included 104 apartments, five Shop tenancies, three Restaurant/Café tenancies, two Office tenancies and associated car parking.

Proposed Development
The current application seeks to amend the previous approval. The proposed development would include 108 apartments, three Shop tenancies, three Restaurant/Café tenancies, one Office tenancy and associated car parking.

The application proposes the following amendments to the approved design:

  • An increase in the overall building height by 800mm through an increase in the roof parapet height.
  • Replacement of the first floor commercial office space with three apartments.
  • Modifications to the communal areas on Level 3 and Level 6. The pool and the facilities on Level 3 have been reconfigured including the removal of the spa and the addition of a cabana in this area.
  • Modification to the facade design and reduction of breaks between facade elements.
  • Reconfiguration of internal apartment layouts to reflect/accommodate other proposed changes to the building.
  • Reconfiguration of the basement car parking arrangements and rearrangement of bicycle storage facilities on this level. Parking arrangements on other levels have also been reconfigured to reflect the other proposed changes to the design.
  • Two of the commercial tenancies on the ground floor have been amalgamated.
  • Modification to services including to the lift/stair cores, location of air conditioning units and the rooftop solar panel array.

No substantial amendments are proposed to the approved land uses, access arrangements, or landscaping.

The applicant has advised that the proposed changes have been made to the design in response to sales and detailed design for the development, prior to the lodgement of a building permit.
