Beaufort Street has always been one of Perth's most popular shopping, eating and night life destinations. The Beaufort Street strip is loved by locals and visitors for its character and unique mix of businesses.

The City of Vincent and the City of Stirling are working together, supported by local groups like the Beaufort Street Network, to maintain and enhance what we all love about Beaufort Street.

The goal of the Vacancy Project is to match creative, independent and sustainable businesses with vacant tenancies to bring activity and life to Beaufort Street.

Other initiatives being delivered to promote activation, foot traffic and daytime visitation to Beaufort Street include:

  • Streetscape improvements (upgrades to lighting, landscaping, public infrastructure and new street trees)
  • Upgrades to public artworks, and
  • A program of events and activations, including working with local community groups like the Beaufort Street Network.

Expressions of Interest

Expressions of Interest for the Vacancy Project are now open to businesses and groups who are interested in being on Beaufort Street. EOIs can be submitted via the online form below.


What we're looking for

If your business or group is creative, artistic, independent and sustainable, we want to hear from you. We are looking for businesses who are able to contribute to Beaufort Street's uniqueness and complement existing tenants and businesses.

This could include, but is not limited to:

  • Food and beverage – such as cafés, restaurants, small bars, juice bars
  • Retail – such as clothing, homewares, gifts, jewellery, accessories/shoes
  • Arts and culture – artist studios, galleries, workshops
  • Health and wellbeing – including related food and beverage, consulting practice
  • Professional services – including creative and consulting services

Businesses or groups that are able to meet the selection criteria (outlined in the submission form) are encouraged to apply outright, or as a collective to share space.

Tenancies available

Suitable businesses will be ‘matched’ with tenancies and negotiations will then be conducted between individual businesses and property owners/managers.

An indicative range of available tenancy areas includes:

  • Retail – approximately 70m2 through to 1,231m2
  • Food and beverage – approximately 60m2 through to 250m2
  • Office / commercial / other – approximately 230m2

Tenure and lease terms:

Lease terms including rent, outgoings payable and length of tenure will be negotiated directly between the business and the property owner or manager, with support from the project team. Tenure is subject to individual negotiations, but may include 3-6 months, 6-12 months and 12+ months.

Precinct marketing and activation

The City of Vincent and Stirling each have precinct marketing and activation activities in place to promote Beaufort Street. Local community and business group Beaufort Street Network is a key advocate for the precinct and delivers initiatives to drive visitation and support local business. Selection Process

EOIs will initially be reviewed by representatives from City of Vincent and City of Stirling. Suitable businesses will be contacted directly for further discussion and as appropriate, will be introduced to prospective property owners/managers who will negotiate and conclude the tenancy selection process.

Expressions of Interest are open to all members of the public. You can submit your EOI via the online form, or a copy of the form can be emailed upon request.

All EOIs must address the selection criteria, which are outlined in the form.

  • The City of Vincent and City of Stirling (Cities) are not a party to any lease agreements associated with the Vacancy Project.
  • The Cities may assist by providing information about compliance with their local laws and policies.
  • The Cities do not guarantee the success of the Vacancy Project.
  • The Cities will not accept any claims for liability in respect of any loss or damage suffered (including compensation payments) as a result of participating in the Vacancy Project.
  • The Cities may assist by providing information about the Vacancy Project’s purpose and objectives to interested applicants.
  • The Cities reserve the right to review all applications for the Vacancy Project and decide on the applicants’ suitability to participate in the Vacancy Project.
  • Business owners are not required to participate in this program to apply for a tenancy and are free to approach owners/managers by their own accord.
