The City of Vincent is reviewing the Local Planning Policy: Character Area Guidelines and seeking community feedback.
Background
In August 2025 Council approved the review of Local Planning Policy: Character Area Guidelines for the purpose of community consultation.
This policy establishes standards and local housing objectives to ensure residential development is consistent with the characteristics of areas that are valued by the community.
It has direct impact on how a site can be developed and will therefore be of interest to both community and developers.
The review is in response to changes made to State planning requirements, specifically the Residential Design Codes (R-Codes).
Proposed changes
The review of Local Planning Policy: Character Area Guidelines includes:
- Rewording existing standards and local housing objectives to ensure consistency across all Character Areas.
- Restructuring to align with the format of the R-Codes.
- Providing new deemed-to-comply standards for Character Areas where there are no existing standards, to guide the assessment of the relevant objectives to ensure character is maintained in these areas.

What will happen next?
All responses received will be reviewed and the Local Planning Policy: Character Area Guidelines modified accordingly.
Comments will be presented to Council at a future Ordinary Council Meeting.
Everyone who provides feedback and contact details, will be notified when this will be considered by Council.
Members of the public are welcome to attend the Council Briefing and Council Meeting to ask questions or comment on the proposal.
