Development Details:

The proposal is for Mixed Use Development at Nos. No. 367-373 Fitzgerald Street & 103 Alma Road, North Perth. The subject site includes all lots bounded by Alma Road to the north, Fitzgerald Street to the east, Raglan Road to the south and a right-of-way (ROW) to the west.

The northern half of the site (No. 103 Alma Road) is zoned District Centre under the City’s Local Planning Scheme No. 2 (LPS2) and the southern half of the site (No. 367-373 Fitzgerald Street) is zoned Commercial under LPS2.

Summary of Proposal:

Details of proposal include the following:

  • The site being cleared of existing buildings;
  • Development of a nine storey building on the subject site. The building height varies across the site with the nine storey portion being at the corner of Fitzgerald Street and Alma Road, and steps down to six storeys at the corner of Fitzgerald Street and Raglan Road. The podium of the development is three storeys to the western ROW;
  • Commercial tenancies to the ground, first and second floors, including:
    • GF – Three food and beverage tenancies (Restaurant/Café), and seven retail tenancies (Shop);
    • 1F & 2F – One Office tenancy on each level facing Raglan Road;
  • A total of 104 apartments. These include a mix of one, two and three-bedroom apartments;
  • Vehicle access to the basement parking provided from Raglan Road, and four access points from the western ROW to provide access to the ground, first and second floor parking areas;
  • A total of 280 car parking bays across the basement, ground, first and second levels, including:
    • 179 resident parking bays for the apartments;
    • 15 visitor parking bays for the apartments;
    • 86 parking bays for the non-residential uses, including 48 public parking bays;
  • Public outdoor space on the ground level, inclusive of landscaping, parklets, and alfresco dining; and
  • Landscaping treatments to the western ROW, with the loading docks located within building in the ground floor parking area.
