Development Details:
The proposal is for a Multiple Dwelling Development. Details of proposal include the following:
Construction of a four storey building, comprising sixteen dwellings.
11 residential car parking bays and two visitor car parking bays at the rear of the ground floor, with access provided via Loftus Street.
10 bicycle bays for use by residents and visitors.
Pedestrian access to the site is provided via Loftus Street to a central foyer area.
A total of 134.9 square metres of landscaping across the ground floor, including the planting of 15 trees.
Informal communal open space on the ground floor within the internal courtyard.
Apartment stores, bin stores and service areas are provided on the ground floor and within the basement, separated from Loftus Street.
The development is proposed to be developed through a Build-to-Rent model. This would mean that the landowner retains ownership of the development following construction and provides the dwellings as long-term rental accommodation.
A privately owned right-of-way is located to the south of the subject site. The subject site does not have legal rights of access to the privately owned right-of-way to the south. The landowner is currently pursuing the dedication of the right-of-way separately to the development application to allow for access from the right-of-way to be obtained in the future. This process is separate from the considerations as part of this application.
