A proposal to remove 40 Guildford Road from the City's Municipal Heritage Inventory was considered by Council on 17 October. At this meeting, Council agreed as follows:

That the motion be deferred to seek further advice from the Department of Planning, Lands and Heritage and Main Roads WA regarding the justification for widening in this particular location, supported by traffic studies, applicable standards and potentially requesting some level of detailed design around what is proposed in this area that would necessitate demolition of this structure. An updated report is to be provided to Council by March 2024.

Project details

The City of Vincent has received a request from the landowner of 40 Guildford Road, Mount Lawley for the removal of the property from the City's Municipal Heritage Inventory (MHI) and we are inviting comments on this proposal.

The subject site forms part of a wider government landholding of 34 lots situated along Guildford Road and East Parade which have been identified for the delivery of social housing, as part of the Housing Diversity Pipeline.

The City’s MHI lists the existing dwelling as a Heritage Listed Dwelling (Management Category B – Conservation Recommended). The property was adopted into the MHI in 2000 and is described as:

Statement of significance

The house at 40 Guildford Road is a substantial and good example of the Federation Arts and Crafts style, which demonstrates the aspirations of the original developers for this neighbourhood before the growth of traffic on Guildford Road impacted so heavily on amenity.

Physical description

This substantial middle-class house takes a typology of a Federation Queen Anne bungalow and with detail, such as the elaborate gable infill, symmetrical alignment of chimney and feature gable, changes it into a Federation Arts and Crafts style. Set on a busy street behind a substantial brick wall.

In support of the proposal, and in accordance with Local Planning Policy 7.6.5 Amending the Municipal Heritage Inventory, the applicant has provided a Heritage Impact Statement and Photographic Archival Record of the property.
